One of our key aims is to manage the Estate for the long term benefit of all our occupiers and through this approach to ensure the preservation and enhancement of the area. An important part of this is looking after your building and supporting you as a tenant as best we can.
General Points
- Most of our commercial leases allow The Estate or one of our appointed Agents to manage the property for you. This enables us to have a direct contact and to provide you with a quality service.
- Some of our properties a subject to a service charge while for others the rent paid is inclusive of service charge costs. Where a tenant leases an entire building, they are normally responsible for all repairs and other outgoings.
- Directly managed properties have a dedicated point of contact here at Cadogan and some have on-site staff who provide assistance during the day. The Estate also provides a 24 hour emergency service via our dedicated area caretakers (see below).

What do I do in an emergency?
- In the event of an emergency – fire, or immediate danger to life and/or extensive damage to property – contact the emergency services on 999.
I have a fault/maintenance emergency that urgently needs to be dealt with. What do I do?
- If you have a fault or maintenance issue that without urgent attention could become worse and potentially cause injury to person and/or property then this is 'urgent'.
- Contact your property manager or caretaker. If it is a Cadogan managed property, they can be contacted via reception on 020 7730 4567.
- If you have a non-urgent fault or maintenance issue you wish to report please do so via 'maintenance and repairs' and this will also be dealt with swiftly.
Can I sublet?
- The answer to this question will depend on the terms of your lease. In some instances it is possible to sublet or transfer your lease but in others there are restrictions, so you will need to check your agreement. It is best for both parties if the process is conducted in the right manner. You can either contact your own professional advisers (lawyers or surveyors) or your property manager at Cadogan who will be happy to help, if they can.
Can I make alterations to my property?
- It may be possible to make alterations, but again, the terms of your lease will tell you what you can do. Please get in touch with us as soon as possible to let us know what you are proposing so that we can advise you. For further information see consent to change.
